A house is being foreclosed and posted in the news paper. I did a title search and the current foreclosure is for the second mortgage. Does anyone now what happens to the first loan. If I bid and won would I get the house.
I was under the impression only the first lender had the right to sell the house to secure their money and the second lender was left to fend for themselves / take it up personally with the borrower. I am confused as to why the foreclosure of the second mortgage is in the paper.

What are my best chances of buying a Irvine Townhome in Foreclosure?

It has been a dream for me to own a home and start my new family in Irvine, CA since my early 20s. Three years ago, I flew out to the Irvine ranch to be on the lottery to purchase a towhhome in Irvine, CA for $459,000 for a 3bed/3bath 1600 square feet. At that time i was single, and i had cold feet when my name was called. I thought the price was too high then. Til this day i regret not purchasing. Now as i am trying again to move to Irvine. I am looking for a townhome between 0-5 years (3 bed/ 3 bath 1600 square feet )for about $550,000 in Irvine. What are my best chances to get a home in foreclosure in Irvine. How can i go about seeking those opportunities? Also i am waiting to see if the Irvine real estate cools down a bit. Do you think the prices will go down about 10% by first quarter of 2008?

I recieved a certified letter from the Lubbock District Clerks’ office and inside was a Home Equity Foreclosure Order -in rem- proceedings.

I am trying to buy my first home and am looking at pre-foreclosure properties as an option. I have located a pre-foreclosure approximately one mile from where I currently rent a home. I have begun researching how to go about buying a pre-foreclosure, and I know that my first step is to contact the homeowner by mail. I already have his name. Because I live so close to the property and frequently drive by, I am aware that no one has lived there for some time, and I am concerned that any letter I write would not reach him.
How can I make sure that he receives my letter?
Also, I am not an investor, and I am not represented by anyone…I am just a young mother looking to acquire my first home at a reasonable price. Does this lessen my chances of being able to make a proposal that would benefit both myself and the homeowner?
Any guidance would be greatly appreciated. Thank you.

I bought a foreclosure and I found a copy of the sherrif’s sale (the bank bought it back at the sale), the bank sold me the property for more than 100k than they paid at the sale. Is that legal?

Can a default on a 2nd mortgage cause the the 1st to go into foreclosure if payments are current on the 1st?
